Redevelopment of 32 Nr Flats at 18 Orchard St, Neath

Life Property Group working alongside Link Housing Association has appointed Vaughan Construction Limited as principal contractor for the redevelopment of an existing derelict steel frame and concrete commercial 6 storey office block into 32 Nr one/two-bedroom flats.

The works include the removal and replacement of the existing flat roof, mansard and pitch roof.  Removal of all external windows.  Removal of existing render system. Removal of existing vegetation and general removal of all debris.  Remedial works including waterproofing, cavity insulation, firestopping, shotblasting steelwork, fire intumescent to steelwork. Form new window openings and install new uPVC windows, aluminium doors and roller shutter door.  Render external elevations.  Install new drywall partition walls and fireproofing works to form flats and corridors to 5 stories. All associated Carpentry and Joinery works including installation of complete fire door sets and ironmongery, architraves, skirting, kitchens, timber staircases.  Installation of 1st and 2nd Fix M&E throughout including PV Panels to roof, mechanical ventilation, sprinkler system and lift installation.  Plant room, sprinkler room, buggy store, laundry room and bicycle storage to the basement area including new access ramp.  Installation of 2 Nr internal timber staircases.  Decoration Landscaping works to front entrance including block paving, pedestrian access ramp to front elevation and rear fire escape.  Construct new bin store.  Testing and commissioning.  Final clean up and handover.

Refurbishment at Aberdeen House, Swansea

BRIC Living appointed Vaughan Construction Limited as principal contractor for the conversion of an existing commercial property to private flats in a HMO environment

The works included internal strip out (minor works to walls and floors).  Removal of existing M&E services.  Demolition and alterations including removal of roof coverings and roof structure, RWG, fascia’s, Windows – including blocking up existing and forming new.  Removal of existing boundary wall with associated groundworks to rear yard to suit new layout.  Construct new extension to rear.  Build up eaves along the tops of the existing walls with cavity wall construction to raise roof.  Install new truss roof complete with concrete tile roof coverings, new fascia, soffit, RWG.  Including new pitch roof to rear extension.  Replace exiting joists and floorboards.  Install new timber staircase.  Install new windows and doors. Construct internal walls and ceilings including plasterboard and skimming.  Supply and install new kitchens to flats.  C&J & M&E 1st and 2nd fix works to suit new layout.  Decoration. Testing and commissioning

Refurbishment at Cossham Gardens, Nursing Home, Bristol

Leonard Cheshire Disability had appointed Vaughan Construction Limited as principal contractor for the refurbishment works to an existing nursing home involving 21 ensuites, 8 bedrooms, 2 sluice rooms, 2 WC’s, bathrooms, wet room, medical room, lounge, dining room and corridors.  

The project took place at a “live” site with the nursing home fully occupied during the contract period.

The works include the Removal of loose and wall mounted fixtures and fittings.  Disconnection of existing services.  Remove existing flooring and lay new Forbo / Altro flooring.  Install new BioClad Hygienic wall cladding.  Supply and install new M&E 1st and 2nd Fix including new LED lighting throughout, new shower units, new wash hand basin and mixer taps, new toilet pan and cisterns. Isolate existing refuge main board and remove existing refuge call points throughout. Plaster existing textured ceilings.  Refurbish existing treatment room to form new medical room including installation of AC unit and Wall Units and Worktops.  Make good and plaster skim walls.  Decoration to walls, ceilings and timbers.  Testing and commissioning.  Final clean up and handover.

Extension and Refurbishment at Parc Tyisha, Burry Port

A private tenant appointed Vaughan Construction Limited as principal contractor for the extension and refurbishment works of a detached bungalow at Parc Tyisha, Burry Port.

The works included construction of a new kitchen and cloakroom extension complete with new doors and windows including rooflights.  Remove existing heating system and install new boiler complete with radiators throughout.   Installation of new shower and WC to cloakroom.  Installation of new kitchen and flooring. Installation of new lighting and power sockets throughout. Remove existing tiles to bathroom area and install new.  Installation of new bath and reuse existing sanitary items  External works to new extension area including new fascia and downpipes.  Slabbing and gardening works to external areas. Testing and commissioning.  Final clean up and handover.
